Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. I installed a WarmWire heated floor in a 6'x8' coat room that had no other source of heat. It is on a concrete slab with 2 outside walls and a wall to an unheated attached garage. I glued 2 6mm thick sheets of Cerazorb synthetic cork directly on the concrete. It was super easy to lay the wire on top on the cork using the metal clip system provided. I have one of these and am a bit disappointed when it's efficiency drastically decreases when the outside temperature drops below -10C or + 24F. Still I am very pleased with it. Now the inside unit 'chirps', what is up with that ? Does it need to be oiled ? Doug
